Todd Rizzo. Principal & Founder.
Direct accountability from site control to stabilization. The person who underwrites the deal is the same person who delivers the asset.
More than two decades of disciplined development.
More than 25 years of commercial real estate development experience. Over 120 separate transactions representing more than $500 million in transactional value. One consistent approach: disciplined underwriting, efficient execution, and direct accountability at every stage of the project lifecycle.
Todd founded Rizzo Development Group in April 2013 after a 19-year career at WisPark — one of the largest, most active, and highly regarded office and industrial business park developers in southeastern Wisconsin. A graduate of the University of Wisconsin-Madison with a degree in Real Estate and Urban Land Economics, Todd built his career on coordinating and executing all types of development, leasing, disposition, and asset management assignments.
His track record includes the development of over 5 million square feet of build-to-suit and speculative industrial and office properties, 3.3 million square feet of lease transactions, 465 acres of land sales, $150 million of investment sales, and the creation of five tax incremental financing (TIF) districts. Many of his projects have received industry awards and accolades.
Todd's skills include evaluating and leading multi-disciplinary teams of architects, engineers, contractors, attorneys, brokers, construction managers, lenders, and governmental authorities. He has cultivated an expansive network of relationships with real estate professionals throughout the Milwaukee and Chicago markets.
As the sole principal, Todd provides direct involvement at every stage — market research, project budgeting, financial modeling, entitlements, engineering and design coordination, strategic marketing, contract negotiation, construction management, project leasing, and asset management. There is no transition between the person who structures the deal and the person who delivers the asset. They are the same person.
For owners, investors, municipalities, and tenants who want senior-level attention without corporate overhead, Rizzo Development Group offers a deliberate alternative to the large-firm model — one where the principal's reputation is on the line with every project, and that accountability drives better outcomes.
The No Layers advantage.
What "founder-led" means in practice — not a marketing phrase, but an operating model that changes how projects get built.
One Phone Call to the Principal
Every question, every decision, every update — you talk directly with Todd. No phone trees, no "let me check with my team," no waiting for someone with authority to call you back.
No Account Managers, No Junior Leads
Large firms sell senior talent and deliver junior staff. Rizzo Development has no bench to rotate in. The person you hired is the person doing the work — every day, on every task.
Institutional-Grade Reporting
Rigorous financial reporting, detailed project tracking, and transparent investor communications — delivered with the discipline of a large firm, without the corporate overhead that inflates costs.
Meeting Table to Construction Site
The person sitting across from you in the boardroom is the same person walking the job site. No knowledge gaps, no translation errors, no "I'll have to get back to you on that."
Career track record built on delivered results.
